When you and your property are ready, we establish a complete Property file, in order to work legally correct.

• We draw up a clear, full description of your property, completed with a photo report.
• We contact all different governments and services in order to collect the documents that are necessary to the sales dossier (title deed, cadastre, blue prints, …).
• We collect all required information (Certificate of urban destination, soil certificate, Right of Pre-emption , duty to inform, electricity certificate…)

We respond to all requests for information and answer every single question: behind every requests you can find a potential buyer!

We will liaise between the potential buyers and you to arrange the viewings.  We work through flexible viewings: We manage the viewings of your home, ensuring that they are as convenient as possible for you, and that your property is shown in the best possible light.  Showings in the evening are also possible, depending on the viewer’s working schedule.

After a viewing has taken place, we will contact you with an update of how the viewing went and give you any useful feedback.

Tip : Let us conduct the viewing,  Potential buyers usually feel more comfortable – and less pressured – when the owners are not present.

We will inform you regularly on where we are in the sales process.

If an interested party makes an offer, we will discuss it with you, to find out if you can accept it or not.  Quite often, it is better not to accept the offer just like that.  In that case we will advise you to make a counter offer of a price a little higher. The buyer can agree to that or counteroffer again, offering slightly less.
The process continues until you’ve either both agreed or neither side will budge, in which case the deal has fallen through…

In order to close the deal successfully, negotiating is the key word!
Assisting in these sometimes delicate negotiations,  Immo Isca is playing a crucial role :

The buyer wants the lowest price, you want the best deal… We negotiate the best scenario for both parties.
To avoid that the deal falls through, be prepared to compromise:  we negotiate with the purpose to come to a price that is acceptable to both parties.  We aim for a win-win agreement.
“win-win” doesn’t mean both the buyer and the seller will get everything they want… It means both sides will win some and give some.  That way both you and the buyer, feel good about what has been accepted.

We will advise you, but we do not push : the final decision is yours !
You can be absolutely sure he will help sell your home under the best possible terms.

If you accepted the offer -you and the buyer agreed on the price and modalities of the sale, we draw up the sales agreement (verkoopovereenkomst/compromis de vente).
Well before the arranged signing date, we will send you the concept.  We make sure the notaries involved get a copy, so that remarks can be made.
At this stage, we indicate your property on our website as “in option”.

If you prefer, the sales agreement can be drawn up by the notary.  In that case we follow up your file and help you complete all necessary formalities.

Once all parties approve on the contents of the sales agreement, we invite you and the buyer over to sign.

We transfer your complete real estate file, including the signed sales agreement to the Notary of your choice so that he can prepare the title deed – the notarized deed (authentieke akte/acte notarié)

The latest 4 months after signing the sales agreement, you and the buyer will be invited to sign this notarized deed.
The sale is officially closed !

« No cure, no pay »
That is the way we work :  you only pay our commission at the time the sale has been realized by Immo Isca.
If, despite our best efforts, we do not succeed in selling your property, you do not owe us a fee.

You can find the modalities of our collaboration in the sales agreement that we both signed at the start of our mission.
All of our contracts are in accordance with IPI-regulations and the current legislation.
