  • We sell within the ideal time frame and at the most effective price point.
  • We use efficient publicity and organize our showings for the best.
  • Every offer is evaluated seriously.
  • We are attentive to the questions of both owner and buyer at each step of the sales process.

We offer a professional support from A to Z!
We bring buyers and sellers closer together in an atmosphere of mutual respect.

STEP 1: Valuation

If you ask too much for your property, you chase away potential buyers – they will not even visit your place :  qualified buyers will look elsewhere. You lost precious time and created additional costs.
If, on the contrary, your property is priced too low, you will definitely sell quickly, but you miss out on potential profit !

Use a professional to value your property to maximize your chances of getting the very best price.
Work with Immo Isca :  We have an excellent knowledge of the local market, including the type of properties for sale/recently sold in the area, the potential demand for them, the sales prices being achieved and the kind of buyers who might be interested in your property.

To determine the best asking price, we take into account the location of your property as well as its specific characteristics.  We evaluate the competition, and study marketplace trends: We can provide the big picture to help you determine the right asking price.

The final decision is yours, but make sure you start with a realistic asking price.
You Need a valuation ?  Do not hesitate to contact us !

STEP 2: Preparing your property - useful info

A house that has been better maintained and “shows” better will always sell for more, and quicker, than one that has had deferred (neglected) maintenance and needs work.

First impressions count for everything when it comes to property, so it’s vital your home looks its best for potential buyers.  Maintaining this condition for all your viewings will give you the best chance of selling your home and achieving the best possible price.

So, what preparations should you make?
To be sold easily a home should be safe and suitable, decent and attractive.
If it is not, you should consider some works to be done – from “home staging” to the “more heavy work”!

We are happy to give you some useful tips to show your home at its best and to prepare it for visits.

STEP 3: Sales Agreement and Compilation of Real estate Dossier

When you and your property are ready, we establish a complete Property file, in order to work legally correct.

  • We draw up a clear, full description of your property, completed with a photo report.
  • We contact all different governments and services in order to collect the documents that are necessary to the sales dossier (title deed, cadastre, blue prints, …).
  • We collect all required information (Certificate of urban destination, soil certificate, Right of Pre-emption , duty to inform, electricity certificate…)

The legal and financial context surrounding the sale of real estate is far from straightforward.
Immo Isca assists you in every step, we are happy to guide you over the administrative hurdles.

STEP 4: Presentation of your property – Marketing

We examine for each property in particular what the best way to advertise would be:
Most likely it will be a combination of :

  • A sign in the yard/ board on site – unless you opt for a discrete sale
  • Ads in local or national newspapers and magazines
  • Distributing your property to real estate websites, where most buyers begin their search for a new home :
–>Must : Listing properties on major portals like Immoweb, Logic Immo, etc.
  • Your home will be soon displayed on our website :
–> Crucial :  An efficient, well designed and managed web site !
That is why we put so much effort into our own website : www. :
Set up in 3 languages, with fully detailed and nicely illustrated property files.
  • Your home will also appear on our Facebook page, our Twitter feed, our blog and our email newsletters.
We know the importance of social media in today’s online environment and it is our job to get the word out about your home.
  • Immediate transfer of your Property File to potential clients listed in our system for whom your property might just be perfect!
  • Immediate transfer of your Property File to professional colleagues- realtors and relocation companies.

STEP 5: Managing and conducting viewings

We respond to all requests for information and answer every single question: behind every requests you can find a potential buyer!

We will liaise between the potential buyers and you to arrange the viewings.  We work through flexible viewings: We manage the viewings of your home, ensuring that they are as convenient as possible for you, and that your property is shown in the best possible light.  Showings in the evening are also possible, depending on the viewer’s working schedule.

After a viewing has taken place, we will contact you with an update of how the viewing went and give you any useful feedback.

Tip : Let us conduct the viewing,  Potential buyers usually feel more comfortable – and less pressured – when the owners are not present.

STEP 6: Negotiations

We will inform you regularly on where we are in the sales process.

If an interested party makes an offer, we will discuss it with you, to find out if you can accept it or not.  Quite often, it is better not to accept the offer just like that.  In that case we will advise you to make a counter offer of a price a little higher. The buyer can agree to that or counteroffer again, offering slightly less.
The process continues until you’ve either both agreed or neither side will budge, in which case the deal has fallen through…

In order to close the deal successfully, negotiating is the key word!
Assisting in these sometimes delicate negotiations,  Immo Isca is playing a crucial role :

The buyer wants the lowest price, you want the best deal… We negotiate the best scenario for both parties.
To avoid that the deal falls through, be prepared to compromise:  we negotiate with the purpose to come to a price that is acceptable to both parties.  We aim for a win-win agreement.
“win-win” doesn’t mean both the buyer and the seller will get everything they want… It means both sides will win some and give some.  That way both you and the buyer, feel good about what has been accepted.

We will advise you, but we do not push : the final decision is yours !
You can be absolutely sure he will help sell your home under the best possible terms.

STEP 7: From « compromis » to the notarized deed

If you accepted the offer -you and the buyer agreed on the price and modalities of the sale, we draw up the sales agreement (verkoopovereenkomst/compromis de vente).
Well before the arranged signing date, we will send you the concept.  We make sure the notaries involved get a copy, so that remarks can be made.
At this stage, we indicate your property on our website as “in option”.

If you prefer, the sales agreement can be drawn up by the notary.  In that case we follow up your file and help you complete all necessary formalities.

Once all parties approve on the contents of the sales agreement, we invite you and the buyer over to sign.

We transfer your complete real estate file, including the signed sales agreement to the Notary of your choice so that he can prepare the title deed – the notarized deed (authentieke akte/acte notarié)

The latest 4 months after signing the sales agreement, you and the buyer will be invited to sign this notarized deed.
The sale is officially closed !

STEP 8: How much do we charge ?

« No cure, no pay »
That is the way we work :  you only pay our commission at the time the sale has been realized by Immo Isca.
If, despite our best efforts, we do not succeed in selling your property, you do not owe us a fee.

You can find the modalities of our collaboration in the sales agreement that we both signed at the start of our mission.
All of our contracts are in accordance with IPI-regulations and the current legislation.
